Newbury partnered with Bob Caluzzi and Craig Mettille on an expansion of the existing 70-unit Ingersoll Square community. The second phase features 32 units limited to residents whose incomes do not exceed 80% of the median, and 31 market-rate units available to renters of any income. Residents share amenities, including the pool, hot tub, fitness center and clubhouse. The project was financed by Banker’s Trust (Cedar Rapids) and uses CDBG funds through the City of Des Moines. Phase III is under construction at 2005 Ingersoll Ave and projected for completion in March 2015. Its construction will complete the Ingersoll Square property, as well as the redevelopment of a very visible block in Downtown Des Moines. The building will feature a Veridian Credit Union and another shop on the first floor, and then 3 floors of lofts above. The lofts boast some stunning views, both of downtown and Ingersoll Ave. Tours are being given, and applications and deposits are being taken for March move-ins. See more here.
Phase 1 of Ingersoll Square was completed in 2007. The 1 and 2 bedroom lofts feature industrial styling including barn-style doors, concrete counters and stainless steel appliances.
