Newbury Living's Derrick Johnson and Rosie Hteemoo were honored at the 2026 Heroes for the Homeless event, hosted by Central Iowa Shelter & Services (CISS).
This annual event recognizes organizations and individuals who have gone above and beyond in their commitment to supporting and uplifting people experiencing homelessness in the Des Moines community.
Rosie and Derrick were recognized for their close collaboration with CISS clients and case managers to help secure new apartment homes at Elsie Mason Manor (150 units) and Ligutti Tower (139 units) — two HUD-assisted communities in Des Moines offering affordable living for seniors 62 and older with income restrictions.

The Linden
Property Turnaround and Stabilization
Kansas City, Missouri
When Newbury took over management of The Linden, we inherited an occupancy rate of just 82.4% and nearly a quarter-million dollars in outstanding resident balances. Through proper team structure, disciplined collections, and proactive resident engagement, we lifted occupancy to 92.6%, a gain of more than 10 points, and reduced delinquency from $254,000 to $33,433 in roughly two quarters.
These results weren't achieved in a stable environment. They came alongside active capital improvement projects, large-balance evictions, and 55 move-outs since January that continuously reset the leasing pipeline. Every occupancy gain required not just filling vacancies but outpacing an ongoing wave of turnover. That kind of execution reflects a capable team performing under real operational pressure.

127 units that previously served as housing for DMU students. When the campus was moved in 2023, the properties had to be pivoted in order to maintain occupancy and revenue.
Some unit-level enhancements were made, along with extensive common space and amenity upgrades.
The property's revenue and occupancy have both re-stabilized and the property is obtaining even higher rental rates than before.

Woodland West was roughly 75% vacant when Newbury was asked to temporarily manage it on behalf of a receiver. 2 of the 4 buildings had been vacant for years and the other 2 had been renovated into condos with an HOA still in place, but struggling.
Newbury purchased the 2 vacant buildings and earned the on-going management business of the HOA.
A tax credit renovation was completed in only 7 months, and today the LIHTC property and HOA occupy one property in harmony.

Southeast IA Sites

Burlington, Keokuk, and Fort Madison, Iowa
An existing client of Newbury's had 5 properties in Southeast Iowa that had formerly been affordable, but that had come out of all of their programs and were struggling to stabilize.
Newbury took on management in August of 2022, with the overall occupancy at 66%.
We set forth on a mission to improve the quality top-to-bottom, with better staff, better services, better presence, and better quality turnovers.
When our management concluded in July 2024, the properties were at 91% occupancy overall, with strong staff in place, and much improved revenues.
Newbury purchased the property and quickly began overhauling everything visible and not. An on-site management team made worlds of difference, and over about 2 years, the property was brought from a C property to a B/B+ property after some exterior and interior renovations, the addition of a community building, and a parking lot overhaul.
Rebranded TEAK, with a refreshed appearance, and new amenities, we've been able to stabilize occupancy and drive significant rent increases.
